Get the Insurance Quote Before You Fall in Love With the House
By C. Ray Brower, Associate Broker · September 28, 2026
There is a question buyers in the foothills and rural communities should ask way before they write an offer: can I insure this home, and what will it actually cost?
Why the insurance reminder matters
The California Department of Insurance is urging homeowners to review their coverage ahead of potentially severe El Nino weather. The reminder matters for a few reasons. Most standard homeowners and renters policies do not cover flooding at all. And flood insurance, when you do buy it, can carry a 30-day waiting period before it kicks in.
Know your insurance number early, not at closing
That timing is exactly why I tell buyers to investigate insurability early, not three days before closing. In wildfire-exposed and rural areas, affordability of coverage is a real part of the decision. Knowing your insurance number before you fall in love with a house keeps you from being surprised at the worst possible moment. If you're shopping for a home and have questions about what to ask an insurance agent, I'm happy to talk through it.
