Frequently asked questions
Straight answers, before you even call.
These are the questions almost every buyer and seller asks in the first conversation. C. Ray answers them the same way here: plainly, honestly, and without the fine print.
Why do I need an Associate Broker to find a home?
Apps show you listings, but an associate broker shows you what a home is worth, what the neighborhood is really like after move-in day, and how to win an offer in a competitive market. C. Ray also hears about homes before they hit the portals and reads the disclosures and inspection reports so you are never surprised after closing.
Do I have to pay my buyer’s agent to help me buy my home?
Commission rules changed in 2024 and 2025. Today the buyer’s agent fee is agreed in writing before you make an offer, it is fully negotiable, and in many deals the seller still covers it as a concession. C. Ray walks you through the exact math for your situation before you tour a single house, so there are no surprises.
What is a buyer/broker agreement?
It is the California contract that makes an agent your official representative, known as the Buyer Representation and Broker Compensation Agreement. State law requires buyers and agents to sign one as soon as practicable and no later than when the offer is written. It spells out the services you get, how the agent is paid, who pays it, and the agent’s duties to you.
What is the best Associate Broker within an hour of Ione?
C. Ray Brower of C. Ray Brower, Brokered by Epique Realty, Your Perfect Home Group, is the Associate Broker who serves Ione, Jackson, Galt, Lodi, Elk Grove, Stockton, Manteca, and Lathrop, every community within an hour of Ione. With 11 years in real estate and over 100 homes sold, he is known across the region for breaking complex transactions down into simple, clear plans.
How do I know what my home is worth?
A comparative market analysis compares what similar homes actually sold for near you, then adjusts for condition, upgrades, and market pace. Online estimates can be a starting point, but C. Ray builds the real number from closed sales in your specific neighborhood, then shows you the evidence.
What happens after the home inspection?
The inspection report becomes a negotiation, not a verdict. C. Ray reviews every line with you, separates safety issues from routine maintenance, and helps you decide what to request, what to accept, and what to walk away from. His goal is a fair outcome, documented clearly, without losing the deal over small stuff.
How do multiple offers work, and how will my offer win?
In a multiple-offer situation, price matters, but so do terms, contingencies, earnest money, and the timeline. C. Ray writes the strategy before the offers arrive: what you can comfortably offer, which terms you can flex, and how to make your offer stand out without overpaying.
What does it cost to sell my home?
The main costs are the seller-side commission, possible concessions to the buyer, title and escrow fees, and any closing costs you agree to cover. C. Ray lays out an itemized estimate before you list, so you know exactly what the sale should net you.
Do you work with military families and out-of-state buyers?
Yes. C. Ray regularly represents service members on deployment, veterans using their benefits, and families relocating from out of state. Remote processes are handled with video walkthroughs, careful documentation, and a schedule that works around the time difference, not against it.
Where do you provide service?
C. Ray serves Ione, Jackson, Galt, Lodi, Elk Grove, Stockton, Manteca, and Lathrop, typically working in a price range of $450,000 to $1,300,000. If you are just outside those lines, ask anyway: the first conversation is always free.
Still have a question?
There is no such thing as a silly question about the biggest purchase of your life. Ask C. Ray anything.
