Home Prices Are Down $15,000 — What It Means for Buyers and Sellers

By C. Ray Brower, Associate Broker · October 2, 2026

Tomorrow is World Smile Day, and this week's real estate numbers give us a good reason to look at the market with a little perspective.

Across the areas we serve, the current median home price is about $515,000, compared with approximately $530,000 at this time last year.

That represents a difference of about $15,000, or roughly 2.8% lower year over year.

At first glance, a lower median price may sound like bad news. But real estate numbers rarely tell the whole story by themselves.

In fact, this slight shift can create opportunities for both sellers and buyers.

What This Means for Sellers

For homeowners considering a move, the market is still providing opportunities.

Homes are continuing to sell at substantial values, but today's market rewards sellers who are strategic about how they position their property.

Pricing correctly, preparing the home properly, presenting it well, and using strong marketing can make a significant difference in attracting serious buyers.

The days of simply putting a home on the market and expecting buyers to compete no matter the price may be less common, but that does not mean sellers cannot be successful.

It simply means strategy matters more.

There is also another side to the equation that sellers sometimes overlook.

If you are selling your current home in order to purchase another one, you are not just a seller.

You are also a buyer.

A slightly softer market may give you more negotiating power on your replacement home, potentially helping offset some of the difference you may experience when selling.

That can create a much more balanced move than the headline numbers might suggest.

What This Means for Buyers

For buyers, the change in median price may provide some welcome breathing room.

A slightly softer market can potentially mean:

  • More homes within your price range
  • Better negotiating opportunities
  • More flexibility with repairs or closing costs
  • Less pressure to make rushed decisions
  • More time to evaluate whether a home is truly the right fit

After several years when many buyers felt they had to move quickly and compete aggressively, even a modest shift can make the buying experience feel much more manageable.

That does not mean every home is suddenly a bargain.

Well-priced homes in desirable locations can still attract strong interest.

But buyers may have more opportunity to negotiate and make thoughtful decisions rather than simply reacting to competition.

A Lower Median Price Does Not Mean Every Home Lost Value

This is one of the most important points to understand.

A decrease in the median sale price does not automatically mean every home in the area lost 2.8% of its value.

The median price is simply the midpoint of the homes that sold during a particular period.

If more smaller homes, condos, entry-level properties, or homes in lower-priced neighborhoods sell during one period, the median can decline even if individual home values remain relatively stable.

Likewise, if more luxury or higher-priced homes sell, the median can rise.

That is why homeowners should be careful about using a single market statistic to determine what their specific property may be worth.

Real estate is local, and value depends heavily on the neighborhood, condition, upgrades, lot, location, and recent comparable sales.

The Bigger Picture

The takeaway from this week's numbers is not that the market is suddenly good or bad.

It is that the market is changing.

And changing markets create opportunities for people who understand how to navigate them.

For sellers, that may mean using smarter pricing and stronger marketing.

For buyers, it may mean gaining negotiating power and having more choices.

And for homeowners who are planning to sell and buy at the same time, the shift may create opportunities on both sides of the transaction.

That is something worth smiling about.

Happy World Smile Day

World Smile Day is a good reminder that some of the best moments in real estate have very little to do with statistics.

They happen when a first-time buyer receives the keys to their first home.

When a family finds the house where their kids will grow up.

When someone downsizes and begins a new chapter.

Or when a seller closes the door on one home and opens the door to the next adventure.

Those moments never get old.

If you are thinking about buying or selling and would like to know what today's market means for your specific situation, I would be happy to help you make sense of the numbers.

And if you have friends or family considering a move anywhere in the United States, my national team serves all 50 states and can help them develop the right strategy for their market as well.

The market may change from month to month.

The goal stays the same:

Make smart decisions, protect your equity, and move forward with confidence.

And hopefully, with a smile. 😊🏡
