Step one: know what it is worth, and why
Pricing is the single biggest decision in any sale, and it is not the same as picking a number you like. A comparative market analysis looks at what similar homes actually sold for, not what they listed for, then adjusts for condition, location, and the pace of your local market. In Central California, from Ione to Elk Grove, neighborhoods behave very differently, so the analysis has to be local.
An overpriced home loses its first few weeks of exposure, when buyer attention is highest. A smart price creates competition. That is the tradeoff your agent should explain with actual numbers, not optimism.
Step two: get the house ready without over-improving
