National Candy Corn Day Meets the Housing Market

By C. Ray Brower, Associate Broker · October 30, 2026

Welcome to the National Candy Corn Day celebration and market update for the Central Valley and Gold Country! Candy corn divides the candy bowl, but what do this week's housing numbers tell us? Here's our market snapshot: - Active homes: 1,181 - Homes sold in the past 30 days: 318 - Months of supply: 3.7 Your market challenge: Does 3.7 months of supply generally favor sellers, favor buyers, or suggest a balanced market? The answer: 3.7 months of supply generally favors sellers. As a rule of thumb, under five months of supply leans toward a seller's market, five to six months is balanced, and more than six months favors buyers. At 3.7 months, inventory is still tight enough that well-priced homes in good condition are moving. Thinking about buying or selling before the holidays? Message me, and let's put these numbers to work for your goals. For sellers: Pricing, presentation, and marketing work together. Buyers need to see why your home belongs at the top of their list. For buyers: Your choices will depend on your budget, location, and wish list. Get pre-approved and look closely at the competition for each property, some homes offer more negotiating room than others. Now, tomorrow is National Candy Corn Day, so let's settle the debate: Team Candy Corn vs. Team Absolutely Not. And what Halloween candy would you happily 'inspect' from the kids' trick-or-treat bags? Quality control is a serious responsibility. Have friends or family planning a move elsewhere? My nationwide team can help in all 50 states. An extra treat: Our clients are saving an average of $24,000 through our Equity Max Guarantee. Ask me how the program could apply to your move. Go Out And Be The Sunshine In Somebody's Rainy Day.
