Market brief · This week's update
National Horror Movie Day Meets the Housing Market
By C. Ray Brower, Associate Broker · October 23, 2026
🎬👻 A housing market mystery… can you guess the ending?
Picture a seller lying awake at night…
“What if nobody comes?”
“What if my home sits for months?”
“Was that a showing notification… or just the wind?” 😱
Today is National Horror Movie Day, and while our imaginations could write a whole screenplay, let’s play this week’s market guessing game instead.
🏡 Compared with this time last year, are homes selling:
A. Faster
B. Slower
C. About the same pace

The answer is A: FASTER!
Over the past 30 days, homes averaged 28 days on the market, compared with 36 days during the same period last year.
That’s eight days faster. More than a week!
🔑 What that means for sellers:
A faster market works in your favor in real, measurable ways:
- Stronger first impressions: when homes move quicker, the window right after you list matters most. The buyers touring early are the buyers who are serious and ready to act.
- Less time, less cost: every month your home sits means more mortgage payments, utilities, insurance, and upkeep. Eight days off the average is real money you keep.
- Better negotiating position: a home that attracts multiple buyers quickly gives you more leverage on both price and terms.
- Fewer price reductions: homes that sell faster rarely need a price cut down the road. Thoughtful pricing, preparation, and strategic marketing put you in that stronger position from day one.
Nobody wants an overpriced listing haunting their plans!
🔑 What that means for buyers:
That 28-day average is a clue, not a crystal ball.
- Not every home sells in 28 days. Price, condition, and location still rule. A home that needs work or is priced above the market can sit, while the well-priced gem across town gets multiple offers.
- Speed favors the prepared. When homes move faster, the buyers who win are the ones with financing ready, priorities clear, and homework done before they step through the door.
- Opportunities still exist. A faster market doesn’t mean every home is a bidding war. It means you need to be ready to recognize the right fit and move with confidence when you find it.
- Get pre-approved, know exactly what you want, and work with an agent who reads local data. That’s how you act fast without acting blindly.
Curious what these numbers mean for your neighborhood or your next move? Let’s talk.
