Mortgage Rates Hold Steady, But Our Local Housing Markets Are Anything But Identical!

If you’ve been wondering what’s happening in our local real estate market, here’s something worth paying attention to: not every community is moving in the same direction! Let’s start right here in Amador County. According to Realtor.com’s September 2026 data, there were 541 active listings countywide, with a median asking price of $499,000 and a median sold price of $445,000. Homes spent a median 73 days on the market. Ione had 82 active listings, while Jackson had 78. Redfin’s three-month rolling median sale prices through September were $504,260 in Ione and $519,703 in Jackson. Interestingly, Jackson’s median was up 40.5% year over year, but with just 15 September sales, that’s a perfect example of why we need to look beyond the headlines before drawing conclusions about individual home values. [1]
Over in San Joaquin County, the picture looks quite different. Redfin reports a three-month rolling median sale price of $533,805 through September, down 2.9% compared with the same period last year. There were 478 sales recorded in September. Looking at individual communities, Stockton’s rolling median was $438,041, Lodi’s was $527,249, Manteca’s was $589,719, and Lathrop’s was $661,668. But here’s where things get interesting: Stockton homes spent a median 30 days on the market, while Lathrop homes took 64 days. That’s a considerable difference, and it illustrates why pricing, location, property condition, and competition all matter when making a real estate decision. [2]
Our neighboring communities tell another interesting story. In Elk Grove, Redfin reported a three-month rolling median sale price of $629,700, with homes spending a median 31 days on the market. Galt’s median was $534,745, with 43 days on market, while Rancho Murieta recorded a $662,185 median and 51 days on market. These numbers demonstrate something I’ve been telling buyers and sellers for years: real estate is local! What works in Elk Grove may not work in Rancho Murieta, and what works in Stockton may be completely different from what works in Ione. That’s why understanding your specific neighborhood is far more valuable than relying on national headlines. [3]
Inventory and pricing strategies deserve particular attention right now. According to Realtor.com Economic Research, the Stockton-Lodi metropolitan area had 1,415 active listings in September, down 1.3% from a year earlier. New listings declined 11.8%, while the median asking price fell 1.6% to $585,000. Perhaps the most interesting statistic is that 23.3% of active listings had experienced a price reduction. That doesn’t necessarily mean home values are falling by those percentages. Median sale prices measure the midpoint of the homes that sold, while repeat-sales indexes, such as the FHFA House Price Index and Case-Shiller, track price changes for the same properties over time. The distinction matters because changes in the types of homes selling can move the median without indicating that every home’s value has changed. [4]
Now, let’s talk about mortgage rates. According to Freddie Mac’s October 15 report, the average 30-year fixed mortgage rate held steady at 7.40%, unchanged from the previous week. A year earlier, it averaged 6.27%. The 15-year fixed rate averaged 6.71%. While those rates certainly create affordability challenges, buyers should remember that the interest rate is only one part of the financial picture. Purchase price, down payment, loan programs, seller concessions, and mortgage rate buydowns can all influence the monthly payment and overall cost of purchasing a home. Rather than automatically putting your plans on hold, it may be worthwhile to sit down with a knowledgeable lender and explore your options. [5]
There’s also important news for homeowners in our foothill communities. The California Department of Insurance has established a one-year moratorium on certain insurance cancellations and nonrenewals following the Gann Fire. The protection applies to qualifying properties within the designated wildfire perimeter and adjoining ZIP codes in portions of Amador, San Joaquin, Calaveras, Tuolumne, and Stanislaus Counties. It does not automatically cover every property in those counties. This is another reminder that homeowners insurance deserves attention early in the buying and selling process. Whether you’re buying your first home, selling a longtime family property, downsizing, or relocating, my advice remains the same: make decisions based on your circumstances and the market surrounding your property. Remember, real estate isn’t just about houses. It’s about helping people make informed decisions and finding the place that’s right for their next chapter! [6]
